Senior Commercial real estate portfolio representative
1. Portfolio Surveillance & Asset Management
Financial Analysis: Conduct deep-dive reviews of operating statements, rent rolls, and borrower financial statements to calculate DSCR (Debt Service Coverage Ratio) and LTV (Loan to Value).
Site Inspections: Coordinate and review physical property inspections and environmental reports to ensure collateral quality is maintained.
Covenant Monitoring: Track and test financial and non-financial covenants; manage the "Covenant Breach" process, including the drafting of waiver or reservation of rights letters.
2. Loan Lifecycle & Modifications
Renewals & Extensions: Lead the credit underwriting process for loan renewals, extensions, and modifications. Present credit memos to the Credit Committee for approval.
Closing Coordination: Work with legal counsel to review and execute loan documentation for modifications or assumptions, ensuring all liens are properly perfected.
Escrow Management: Oversee the administration of TI/LC (Tenant Improvement/Leasing Commission) reserves, replacement reserves, and tax/insurance escrows.
