CRE Underwriting experience is required
Cash Flow Modeling: Build complex Excel or Argus models to project Net Operating Income (NOI) and Debt Service Coverage Ratio (DSCR).
Rent Roll Audit: Verify existing leases, expirations, and "hidden" concessions that might impact revenue.
P&L Review: Analyze historical operating statements to ensure expenses (taxes, utilities, insurance) are in line with market benchmarks.
Scenario Modeling: Stress-test the deal—what happens if interest rates rise by 2% or vacancy increases to 15%?
Due Diligence: Review and summarize third-party reports including Appraisals, Phase I Environmental reports, and Property Condition Assessments (PCA).
Borrower Evaluation: Investigate the "Sponsor" or borrower's net worth, liquidity, and track record with similar asset types.
Comp Analysis: Evaluate "comparable" properties in the submarket to determine if the subject property’s rents and cap rates are realistic.
Economic Trends: Track local supply/demand, absorption rates, and major employers in the area.
